The "Seller" Questions

  • Do I need a REALTOR to sell my house?

These are a few of the most common questions I get asked in my line of work. In short, you don't "need" a REALTOR to sell your home. However, if you want to make the most money from your home and decrease liability, then I highly recommend using a REALTOR. The fact is, I know the market inside and out. I know the daily interest rates, I know your neighborhood, I know the local lenders, I know the tricks to presenting your best product and when it comes to marketing real estate, well, I know that better than most. The biggest challenge that most Sellers who are "for sale by owner (FSBO) are faced with is marketing...or lack thereof.

 

Zillow and other housing platforms, give you the ability to list your home by owner. What sets me apart from you, is that I, as a REALTOR, have the equipment to get the job done effectively and efficiently. I have an interior designer who I hire to walk through your house before it hits the market. My designer gives advice on how to decorate and stage your home for photos and showings alike. Likewise, I have a professional photographer, a videographer who makes 3d "dollhouse" imagery of your home through a device called a Matterport, I have a drone photographer, I am a member of two different MLS's, I'm on all of the trending social media, Facebook marketplace, Zillow, Trulia, Realtor.com, hotpads, etc and I also have a team of REALTORS who will also be assisting in marketing your home. Additionally, I will research your neighborhood and create a comparable report to help you find the most aggressively fair price tag for your home.

Statistics show, that in 2020-2021 we were in the biggest Seller's Market in US history. Homes listed with a REALTOR were bringing multiple offers at thousands of dollars of listing price when listed with a REALTOR. According to The Kansas Association of REALTORS, "FSBOs accounted for 7% of home sales in 2020. The typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales." To answer big question on every one's mind...are we still in a seller's market? Well, yes and no. In some ways we are due to the lack of inventory across the nation. However, with interest rates climbing higher than they have been in over 30 years, this has proven to be detrimental for any seller. It is so important with today interest rates, that you as a seller obtains a Sellers Agent.
